-Lake Lucerne is a 40-acre private lake, owned by the owners' association, with no public
access; dredged in 2003-2004
-Lake is fed via 2-streams and multiple springs. Its level has never deviated down more
than 4", even during the worst droughts.
-No gasoline motors are allowed on the lake. Canoes, kayaks, small sailboats and
electrically-powered shuttles and pontoon boats are the watercraft of choice
-HOA membership is voluntary, available only to neighborhood residents for $180/year.
-Membership provides access to the lake, including a dock permit, boating, fishing,
swimming etc. HOA membership also provides access to the community's 3+ acre
lakefront property, community garden and clubhouse, gated behind approximately 1/4-
mile of 6' iron fencing, shown above with 510' of concrete seawall, boat dock & launch
ramp. Membership also allows discounted rental of the clubhouse and property for
private events. Paved parking for 20+ cars.
-The neighborhood is inclusive, very friendly and quite active, providing several events
yearly, including cookouts, community parties, boat parades, fireworks and musical
presentations. It's a wonderful community with many great neighbors!
-There are only 45 lakefront homes. An average of one lake-front home becomes
available every 3-4 years... and they are quickly find new owners.
-Over the last 30-years, only two new homes have been built on the lake. Both required
investments of over $650k.
-The entire community encompasses 172 homes, with a good mix of younger families
and retired folks.
-Swimming: while there is no beach, some members enjoy swimming and floating from
their boats. (There is an beautiful aquatic center, with indoor and outdoor pools, less than
5-miles away and a 4-lane pool at LA-Fitness 2-miles away.)
-Boating: There are only about a dozen boats on the lake and 95% of the time you have
the lake totally to yourself. Only electric motors are allowed, so no noisy jet skis or power
boats. One can safely boat under the stars and enjoy the full moon from the water.
-Fishing: the lake is well stocked with 5-varieties of sun fish, 2-types of bass and at least
2-varieties of cat fish. Most fishing members prefer to catch & release. Several 10+ lb.
bass have been caught and days of 20+ catches are not unusual.
-The lake is also home to two blue herons (the community mascot), green herons,
several varieties of hawks, ducks, eagles, owls, otters and the occasional beaver.
-You may even boat or walk to our own waterfront coffee shop for their morning coffee
and muffins. There is one commercial lot that fronts the lake and it houses the coffee
shop and a full-service music school. Customers may view the lake, but have no access.
-The community is approximately 10-miles from the east side of I-285 and 2.5-miles east
of the 3200-acre Stone Mountain Park via a 4-lane, limited-access highway.
-We are only 9-miles from I-85N and Norcross (Silicon-South), 14-miles from I-285 & I-85
and the motion picture production hub.
-There are several excellent, non-chain restaurants (and dozens of chain restaurants)
within 5-miles. A trip to Decatur for dinner requires only a 15-minute ride... and one can
be downtown in less than 30-minutes. The Atlanta airport is about 40-minutes in good
traffic.
-Four beautiful parks within 5-miles
-Two miles to the highly-rated Park View elementary, middle and high schools. Two
excellent private schools within 5-miles.
-New, fully-equipped LA-Fitness center with 2-miles
-There are multiple groceries within 3-miles and both a Lowes and Home Depot within 1-
mile.
